We use industrial blowers and wire brooms to remove all dirt, sand, and debris. A clean surface is the only way to ensure the sealer adheres properly.

Oil Spot Treatment

If your lot has oil spots from parked cars, we apply a specialized primer. Without this, the new sealer would simply peel off the stained areas.

Crack Filling

Before sealing, we fill active cracks with a rubberized hot-pour filler. This seals out moisture and prevents the crack from spreading.

Precision Application

We apply a commercial-grade coal tar or asphalt emulsion sealer using professional spray or squeegee methods, creating a waterproof, charcoal-black barrier that seals in oils and protects against the elements.

FAQ

For maximum protection, we recommend seal coating every 3 to 5 years. Factors like heavy truck traffic, harsh winters, and frequent chemical spills may require more frequent applications to keep the surface supple and waterproof.

Under normal conditions, you can usually walk on the surface within 4 to 8 hours. However, we recommend keeping vehicles off the pavement for 24 to 48 hours to ensure the sealant has fully cured and won’t track onto other surfaces.

Seal coating is a preventative maintenance tool, not a structural repair. While it can fill very fine hairline cracks, larger cracks require a dedicated crack filler, and potholes require an asphalt patch before the sealing process begins.

Temperature is key. We apply seal coating when the ambient temperature is at least 55°F (13°C) and rising. This typically makes the window from late spring through early autumn the ideal time for the best results.

Don’t worry! It’s normal for the coating to show some minor variations in shade as it dries, especially in areas of sun and shade. It typically evens out into a uniform, deep black finish within a few days of full sun exposure.

While there is a temporary “new asphalt” scent during application, it dissipates quickly as the sealer cures. We use professional-grade, low-VOC emulsions that are designed to stay put once applied. To protect your property and your customers’ vehicles, we utilize precision spray shields and hand-edging near curbs and sidewalks. As long as the 24-hour drying window is respected, there is zero risk of tracking or splashing onto vehicles.
