What is Seal Coating?

It is a specialized liquid coating - typically a coal tar or asphalt emulsion—applied over existing asphalt. While asphalt is durable, it is naturally porous. Over time, asphalt binder - the substance that holds your pavement together - is stripped away by oxidation from the sun, water penetration, and chemical spills like oil and gasoline.

Evaluation
Before we touch a square inch of asphalt, we evaluate the current condition of your lot. We identify high-traffic areas, structural damage, and drainage issues. This allows us to provide a transparent, accurate scope of work that fits your budget and timeline.
Deep
Surface Cleaning
A seal coat is only as durable as its bond. We use industrial-grade, high-capacity blowers and steel-wire brooms to remove all loose debris, dirt, and vegetation from the asphalt surface. This ensures the sealant adheres directly to the pavement, not to the dirt on top of it.
Structural
Crack Filling
Small, untreated cracks are the primary cause of major pothole formation. We use high-quality, hot-rubberized crack filler that remains flexible in changing temperatures. This creates a watertight seal, preventing moisture from reaching your sub-base and preventing further structural damage.

Oil
Spot Priming
Oil, fuel, and transmission fluid spills are solvents—they essentially "eat" your asphalt over time. Simply applying sealcoat over these spots often leads to peeling. We identify and treat these areas with specialized, oil-absorbent primers that lock in the stain and ensure the final sealcoat layer bonds perfectly.
Professional
Sealant Application
Depending on the size and layout of your lot, we utilize high-pressure spray systems or professional squeegee application. This ensures an even, consistent layer that provides maximum protection against UV rays, water penetration, and chemical spills.
Curing
& Precision Striping
Once the application is complete, we cordon off the area to allow for a full, uniform cure. Finally, we provide fresh, crisp line striping. Not only does this improve traffic flow and safety, but it also gives your property that "freshly paved" look that signals a well-managed facility to your tenants and clients.
