In the Greater Edmonton Area, asphalt isn't just "ground"—it’s a significant capital investment. Neglected pavement doesn’t just look poor; it actively loses value. Between Edmonton’s extreme temperature swings (reaching −40∘C) and the corrosive effects of winter salt, unsealed asphalt becomes brittle, develops "alligator" cracks, and eventually turns into costly potholes.
At Farman Services Ltd., we move beyond aesthetics. We provide a strategic partnership focused on Asset Management. By applying a professional-grade sealant, you create a sacrificial barrier that protects your pavement from UV oxidation and water penetration, effectively doubling the lifecycle of your parking lot and deferring massive replacement costs.
Our Asphalt Services Lineup

Seal Coating — Engineered Protection
We use premium plant-based asphalt emulsions. Unlike coal-tar sealers, they’re low-odor and eco-friendly—protecting your pavement from Alberta’s UV and freeze-thaw cycles.

Precision Line Painting
Faded lines are a liability. We restore parking stalls, handicap access, fire lanes, and custom stencils. All work is executed with crisp edges and correct measurements to ensure site safety and code compliance.

Power Sweeping
Clean surfaces are essential for seal coat adhesion. Whether as part of a project or a monthly maintenance contract, we remove sand, gravel, and post-winter debris to keep your property looking professional.

Asphalt & Sidewalk Repair
From pothole patching to fixing sunken, uneven private sidewalks, we eliminate trip hazards before they become insurance claims. We use hot-mix asphalt for permanent structural restoration.

FAQ
Is your sealer safe for high-traffic areas?
Yes. Our water-based emulsions are engineered for durability. They provide an industrial-strength barrier against UV and water while remaining flexible enough to survive Alberta winters.
Do you handle multi-site portfolios?
Absolutely. We provide consolidated billing and consistent quality across multiple locations, making us the preferred choice for property management firms.
How long will the seal coating process take, and when can we reopen the lot?
Efficiency is critical for commercial operations. Typically, the application process is completed within one business day, depending on the size of the lot. For vehicle traffic, we recommend a curing time of 24 to 48 hours. We often schedule work on weekends or in phases to ensure your tenants and customers always have access to the property.
What are the ideal weather conditions for application?
For the sealant to bond and cure correctly, the ambient temperature must be at least 10∘C and rising. We also monitor the forecast closely to ensure there is no rain expected within 24 hours of application. In Edmonton, our primary service window typically runs from late May through September.
Why do you use water-based instead of solvent-based sealers?
Integrity. Water-based emulsions are safer for your tenants, better for the local ecosystem, and lack the harsh petroleum odors of solvent-based “cutbacks,” all while providing the same jet-black finish.
How often should a commercial parking lot be resealed in the Edmonton climate?
Given Alberta’s intense UV exposure in the summer and heavy snow-clearing operations in the winter, we recommend seal coating every 2 to 3 years. This frequency ensures the protective barrier remains intact, preventing water from penetrating the asphalt during our frequent freeze-thaw cycles.
Will seal coating fix the existing cracks and potholes in my asphalt?
Seal coating is a preventative maintenance tool, not a structural repair. While it protects the surface and fills very minor hairline cracks, larger cracks require hot-rubberized crack sealing, and potholes require asphalt patching. We include a full surface evaluation in our assessments to ensure these structural issues are addressed before the sealer is applied.
How does seal coating actually save my company money?
Think of seal coating like a high-performance “sunscreen” and “waterproofing” for your pavement. By spending a small amount on preventative maintenance now, you prevent the asphalt from becoming brittle and failing. This strategy can double the service life of your parking lot, allowing you to defer the massive capital expense of a full asphalt mill-and-overlay for a decade or more.
